
I work in property with a focus on sourcing and analysing value-add opportunities, particularly refurbishment projects and properties that require improvement.
My approach is deliberately numbers-led. I look for situations where value can be created through the asset itself — improving condition, layout, or use — rather than relying on optimistic assumptions or market movement. Most of the deals I assess involve properties that aren’t suitable for the average buyer, which is often where realistic opportunities exist if the figures make sense.
I’ve completed structured property training with Samuel Leeds and have been part of his academy for over a year. That experience helped me develop a consistent framework for assessing deals, understanding refurbishment costs, and evaluating exit strategies, while also recognising where assumptions can go wrong.
At present, I’m primarily sourcing BRR (Buy, Refurbish, Refinance) opportunities in Birmingham and the surrounding areas, where the fundamentals still support value-add strategies when approached carefully.
I place a strong emphasis on understanding risk and being clear about it. Not every deal works, and I’m comfortable walking away if something doesn’t stack up on paper once all costs, timelines, and uncertainties are taken into account.Alongside my own projects, I work with other investors by sourcing and presenting opportunities clearly and transparently. My role is to provide structured information and sensible assumptions so investors can make their own informed decisions, rather than selling a deal based on best-case outcomes.
